Permanent Pre-Construction Director

Job Description

This position represents a rare opportunity to join of one of the largest and most respected construction contractors in the UK in a very senior role which is integral to their ongoing profitability. For over 45 years they have been entrusted with the quality and timely delivery of a diverse range of complex new build, refurbishment and fit-out projects across a wide variety of sectors. The fact that over 3/4 of their turnover is generated by repeat business speaks volumes about how their clients perceive them and their customer service focus.

 

There is a requirement for someone with exceptional leadership skills to be based in the Bristol office and co-ordinate, manage and motivate the pre-construction bidding team as well as providing technical advice with regard to Business Development. Reporting to Executive Management the overall objective of the role is to ensure that robust, realistic and competitive tenders are prepared and submitted in a timely fashion – therefore maximising revenue and gross profit within the business unit. Working closely with a variety of stakeholders throughout the business your key duties will include:

 

  • To co-ordinate with the Heads of each department in order to drive processes for designing the solution, estimating accurate costs and planning the viable implementation of the project.
  • To identify and minimise contractual, financial, technical and operational risks.
  • To propose and implement, in consultation with the Managing Estimator, the preconstruction cost estimate for projects.
  • Develop strategies for improving the success rate of tenders – partnership arrangements with suitable designers, identification of win themes, unique selling points etc.
  • Client and consultant liaison and management.
  • Resource management and allocation.
  • Input into relevant recruitment decisions.
  • Overseeing the design management function and ensuring design consultants have an agreed scope of services. Provide direct support on key bids.
  • Oversee design input from Design Managers on relevant bids and liaise with the Divisional Design Manager regarding performance and time allocation. Design management support on key bids.
  • Oversee the tendering and negotiation process. Providing input into programming of tenders. Tender adjudications.
  • Work with Estimating team to establish a list of subcontract tenderers.
  • Develop strong working relationships with subcontractors, develop feedback and reporting procedures.
  • Research new technologies and products to ensure best value tenders.

 

To be considered for this position you will need to have experience with a main contractor in a senior Pre-Construction role. In addition you will require the following attributes:

 

  • Organised and efficient with excellent time management skills.
  • Excellent written and verbal communication skills.
  • The ability to forge and build strong working relationships both internally and externally.
  • Commercially astute with the ability to identify and capitalise on profitable opportunities.
  • Comprehensive understanding of the construction industry.
  • Understanding of different procurement routes and contractual arrangements.
  • Exceptional professional presentation and communication skills.
  • Credibility and presence.
